One company runs the estate sale, clears out what’s left, then cleans, repairs, and paints the house until it’s ready to sell. Your family keeps 100% of the estate sale.
Most estate-sale companies make their money on commission, commonly 30–40% of everything sold. We don’t. When Mr. Cory handles the cleanout and make-ready, we run your online estate sale for no commission. Every dollar buyers pay goes to the estate, minus card processing.
Card processing is about 3% of each purchase. Applies when Mr. Cory also handles the cleanout and make-ready (projects of $5,000 or more).
Only card processing (about 3%) comes out. Sale proceeds stay separate from our make-ready invoice.
Choose only what you need. The advantage is one team coordinating all of it, in the right order.
Send photos of the house and contents, your deadlines, and any family instructions.
We photograph, organize, list, market, and run the online estate sale. You approve every price.
After pickup day, what’s left is donated, recycled, or removed according to your plan.
Deep cleaning, paint, the repairs that matter, exterior cleanup, and handyman work.
A clean, empty, presentable house for your Realtor, or help with the next step of the sale.
This isn’t an auction. Buyers pay today’s price, or wait for a lower one and risk losing it. Whatever is still there keeps getting cheaper until the sale ends.
Unsold items are donated, recycled, or removed the way you decided. Then we deep-clean, make the repairs that matter, paint, and tidy the yard. Most homes are ready to list in 1–2 weeks once make-ready work begins.
We don’t remodel by default. We recommend what helps the house sell, and you approve every line before work starts.
Cleanout, deep cleaning, and the obvious repairs. Where most estates start.
Low-cost improvements, like paint or light fixtures, that help the house show and sell.
Bigger work only when the likely sale price clearly pays for it. We’ll show you the math.
One plan covering the contents and the house, done in the right order.
Work that requires a licensed trade, such as plumbing, electrical, HVAC, or roofing, is done by appropriately licensed professionals. We can coordinate it as part of the project.
Settling an estate is hard enough. These take the risk off you.
We photograph, price, list, and run your online estate sale for no commission. The estate keeps every dollar buyers pay, minus card processing.
Card processing is about 3% of each purchase. Applies when Mr. Cory also handles the cleanout and make-ready (projects of $5,000 or more).Photos, papers, keys, jewelry, cash, firearms, and anything that looks important are set aside and reported to the family. Never discarded.
Your quote includes a ready date. If we miss it for reasons within our control, we take $25 off for every day we’re late.
Approved changes, hidden damage, material or utility delays, access problems, and severe weather can move the date. If that happens, we tell you right away. The estate can pay us from the home’s sale proceeds at closing, so the family doesn’t pay out of pocket.
Requires a signed agreement with the estate’s authorized representative.Whether you live down the street or across the country, one call covers the contents, the house, and the handoff.
An empty house still has bills. Until it sells, the estate keeps paying for:
One plan from the first photo to the listing means those costs stop sooner, and a clean, empty, repaired house shows better.

Anything the family marks “keep” is never listed. And if our crew finds anything that looks like one of these, it’s set aside and reported to you, never sold or thrown away:
We take direction from the executor, personal representative, trustee, or other person authorized to act for the property. You decide what is kept, sold, donated, or discarded, and you approve every price.
Your private estate page shows the inventory, the sale as it happens, and the house as it’s cleaned and repaired. Approve prices, decide what stays, and follow every step without driving back.
The person authorized to act for the estate approves the plan and arranges access to the property.

We handle the contents, cleanout, repairs, cleaning, and prep, and keep your Realtor updated directly, so they don’t become the project’s general contractor. Need help with the sale too? We can help coordinate the next step.
If another company is running your estate sale or auction, we take over the house when they’re done.
Yes. We photograph and list the contents, run an online sale with prices that drop on a schedule, take payment online, and run pickup day. When we also handle the cleanout and make-ready, the sale has no commission.
No commission. The estate keeps 100% of what buyers pay, minus card processing (about 3%). This applies when Mr. Cory also handles the cleanout and make-ready, for projects of $5,000 or more.
We suggest a starting price and a lowest price for each item, and you approve them before anything is listed. Anything the family wants to keep is never listed.
We price everyday household contents from experience and comparable sales. For fine jewelry, art, firearms, or serious collections, we recommend a qualified appraiser before the sale.
You choose: donate, recycle, keep, or dispose. We handle it after pickup day and give you a final report of what was sold, donated, kept, and removed.
After pickup day we send a sale report showing every purchase, refund, and card fee, then pay the proceeds to the estate. Sale proceeds and our make-ready invoice are kept separate.
Every house is different, so we quote after a free walkthrough. You get one written price for the agreed scope before any work starts, and the estate can pay at closing.
